This villa is located in a quiet residential area in the hills surrounding Cefalu, which is approximately 4km away. The villa has 4 bedrooms, a large pool, a secluded garden and lovely views of the surrounding countryside and the sea. Catania and Trapani airport are approximately 2 hours drive away whilst Palermo airport is just over an hour’s minutes drive.

An electric gate provides access to the driveway and the main entrance to the villa.
The front door provides access to a large lounge which is divided into two main areas. The first area is centred on a large bay window which also offers a circular window seat and is separated from the second area by a wall and fire-place. The second area has been furnished with a dining table and chairs.
The kitchen has been equipped with an oven, hob, sink, fridge/freezer and various storage cupboards and overlooks the garden. A door from the kitchen provides access to the covered veranda where the outside kitchen area is located. There is also a small utility room where the washing machine is kept along with a spare drinks fridge. The room also includes a bathroom fitted with a shower, toilet bidet and sink.
A staircase from the lounge area leads to the first floor of the villa where the bedrooms are located. The first bedroom has been furnished with a cast-iron double bed and built in wardrobe and includes an ensuite bathroom with a large walk-in shower, a sink, bidet and toilet. The bedroom also provides access to a small balcony which overlooks the garden and surrounding countryside.
The second and third bedrooms have been furnished with a double and twin beds respectively and both offer built in wardrobes. The second double room also offers access to a small balcony. There is also a further bathroom on this floor which offers a shower, sink, bidet and toilet.

Within the garden of the villa there is a further small cottage which provides a kitchenette/dining area, a further double bedroom, a bathroom and small terrace area.

The villa has a small tree-lined driveway along with a private garden which has been laid to lawn. To the front of the house there is a large private swimming pool with a tiled border, sun-loungers and an outside shower.
The front and side of the house includes a large area of covered veranda which can be used for relaxing, whilst keeping an eye on activities in the swimming pool. An outside dining-table and chairs is also available for al-fresco dining.
To the rear of the property there is an outside kitchen area which includes a barbeque, wood-burning oven and sink. Also to the rear of property there is a large wood and views over the surrounding hills.

The weekly pricing shown in the table below is based on up to eight guests sharing the villa during Off Peak, Mid Season 1 and Peak.
The weekly pricing for up to eight guests sharing this villa is £2695 / €3100 per week (Off Peak), £2695 / €3100 per week (Mid Season 1), £2870 / €3300 (Mid Season 2), £3050 / €3500 (Mid Season 3) and £3220 / €3700 (Peak).
These prices are inclusive of water, gas, electricity, heating, towls and sheets and a final clean. Heating is charged according to usage and is payable locally.
A cot is available on request at an additional charge of €20 per week (payable locally). A highchair is also available on request at an additional charge of €15 per week (payable locally).

This property is located just a few kilometres from Cefalu, one of Sicily’s most popular resorts, which offers a wealth of history, some lovely sandy beaches, numerous restaurants, shops, water sports, night-life and some great walking opportunities. Many of the sites of interest are located in the town centre, which offers numerous historic buildings, including the impressive 12th century Norman cathedral.
The town is ‘sandwiched’ between the sea and ‘La Rocca’, an enormous rock promontory, which offers plenty of walking opportunities and at the summit, some stunning views of the sea, including the Aeolian Islands.
Other nearby beach resorts include Castel di Tusa and Campofelice di Roccella. The Madonie Mountains also offers an immediate and obvious attraction. Besides the mountainous countryside, there are also the hill towns of Petralia Soprana and Polizzi Generosa that offer Arab and Norman architecture.
During the summer months (typically 1st June – 15th September) there is a direct daily hydrofoil between Cefalu and the Aeolian Islands, making day-trip excursions to this beautiful group of Islands very easy. During winter months the service is reduced to three times a week.
Slightly further afield is the historical town of Monreale with its famous Norman Cathedral and the Provincial capitals of Palermo, Messina & Enna.
