Located just 2 minutes from the sea, this spacious villa is located in the quiet and picturesque area of Plemmirio. The main town of Siracusa is 12km away whilst Catania airport is 1 hour's drive. The property offers a kitchen, lounge/dining area, 3 air-conditioned bedrooom, 2 bathrooms, a large garden, an outdoor cooking area and several terraces providing panoramic views of the sea.

The villa is set back from the main road, and is located on a quiet track that also leads down towards the sea.

The entrance leads directly into the dining room with a wood-burning fireplace and furnished with dining table, chairs and wooden dressers. An arch from this area leads into a small kitchen fitted with oven, hob, sink unit and fridge/freezer with a further door leading out to the garden.
Another large arch opens directly from the dining area into a lounge area which has been furnished with a sofa, TV, video and ceiling fan.
A door from the lounge leads into a bedroom which can be furnished with either a double bed or two single beds. Other furniture includes a chest of drawers, wardrobe and ceiling fan.
A step up from the dining area leads to a small hallway, which provides access to the second bedroom which has been furnished with a bunk bed, wardrobe and desk.
Located from the hallway there is also a guest bathroom which has been fitted with a shower, sink, bidet and toilet.
There is a also washing machine housed in the understairs cupboard.

A staircase leads up to the master bedroom which has been furnished with a wrought iron bed, bedside tables and a fitted wardrobe. A door opens out onto a veranda, which overlooks the garden and offers sea views.
There is also an ensuite bathroom with shower, bidet, sink and toilet.

The villa includes a charming covered dining / outside kitchen area which allows for "al fresco" eating. It has been furnished with a large table and chairs and the kitchen area has been fitted with a Sicilian style pizza oven, a barbecue and double sink unit.
In front of the villa's entrance there is a large shaded patio area with a wide selection of garden furniture.
The property is surrounded by an extensive, mature garden which features typical mediteranean plants and trees including several fruit trees. At the end of the garden a path leads down to two terraces furnished with sun loungers and offering stunning views of the sea and the coastline.

Just 2 minutes walk from the villa, the protected, rocky coastline of Plemmirio offers numerous locations for sunbathing and swimming. The nearest sandy beaches are at Arenella (7km) or Fontane Bianche (15km) whilst the main town of Siracusa is 12km away.
There is a pizzeria with coffee bar and a grocery store within walking distance of the villa. Further restaurants and grocery stores are a short drive away.
Sites of interest within the main town of Siracusa include the ancient Greek Theatre, where performances are still staged during May & June and which forms part of a larger archeological park. The archeological museum has one of the best displays of archeological remains in Sicily. The old cathedral located in the heart of Ortigia date from 1728, but includes 8th century Norman artefacts.
Further afield from Siracusa, but within easy driving distance are the Baroque towns of Noto, Modica, Ispica and Ragusa Ibla. The popular resorts of Taormina, Giardini Naxos and Letojanni are located north of Catania, whilst the imposing form of Mount Etna is easily visible from Siracusa and offers numerous opportunities for excursions.
